About MetroShine

We Built the Company We Wished Had Existed.

MetroShine was not born in a boardroom. It was born at home — staring at a beautiful landscape through dirty windows, and realizing the industry had completely missed the point.

We are a family-owned business built by two people who came from completely different worlds — and who together saw the same problem from every angle. One of us spent over 25 years as an executive inside the commercial property management industry — watching how contractors operated, what they prioritized, and where they consistently fell short. The other spent 20+ years in technology and enterprise sales — understanding systems, solutions, and what it takes to solve a problem properly rather than temporarily. We did not set out to build a maintenance company. We set out to solve a problem that neither of us could find a solution for — and when we could not find it, we built it. That is MetroShine.

Our Story

It Started at Home. With a Glass of Wine We Never Got to Pour.

We had a beautiful home. A landscape we loved. A patio we had invested in. A deck that was supposed to be the backdrop to every weekend, every family gathering, every quiet morning with a cup of coffee. And we never used any of it. Not because we did not want to. Because every time we thought about sitting outside, the windows were too dirty to enjoy the view. The patio needed cleaning before anyone could set a chair on it. The deck had sat through another season of buildup and weather without anyone touching it. By the time we thought about entertaining — about having family over, about a last-minute gathering with friends — the work required to make the space presentable made it easier to just stay inside. We had invested in something we were not living in. We already had a cleaning person who maintained our home's interior on a regular schedule — and the difference was everything. The inside was always ready. Always welcoming. Always the version of our home we were proud of. The outside? It was a project waiting to happen. So we asked a simple question: Why doesn't this exist for the exterior? Not just pressure washing. Not just a single contractor who does one thing. A real, comprehensive exterior maintenance program — the kind that keeps your home in the same pristine, ready-to-enjoy condition as the interior. A program that means when you decide at 6pm on a Friday that you want to host dinner outside, you can. When you want to sit with a glass of wine by the outdoor fireplace, you do not have to think about whether the space is ready. It is always ready. We looked for that company. We could not find it. So we built MetroShine.

The Other Side of the Story

Twenty-Five Years Inside the Industry. We Know Exactly What It Gets Wrong.

While one half of MetroShine was solving a problem at home, the other half had spent over two decades watching the commercial property maintenance industry from the inside — as an executive working alongside the property managers, ownership groups, and institutional firms that depend on maintenance contractors to protect their assets. What she saw, consistently, was an industry built around one priority: getting the work done. Not how it gets done. Not the communication surrounding it. Not the trust being built — or eroded — with every interaction. Just completion. Just invoicing. Just moving on to the next job. Contractors with minimal exposure to what a professional client relationship actually looked like. Blue-collar expertise — often genuine, often skilled — delivered without the communication, accountability, and client-facing professionalism that institutional property managers needed and rarely received. The gap between what clients deserved and what they were getting was significant. And it was consistent. MetroShine was built to close that gap. We bring both worlds to every engagement. The technical expertise of people who understand the work from the ground up. And the professional communication and client relationship standards of people who have sat on the other side of the table. We get both ends. And we built a company that serves both.

Who We Are

One Call. Owner Involvement. Quality as the Only Measure of Success.

Before MetroShine existed, maintaining our own home properly meant coordinating four or five different contractors — each with their own schedule, their own standard, their own level of trustworthiness, and their own definition of done. The more contractors involved, the more opportunities for something to fall short. For someone unqualified to show up. For a job completed in a way that created more problems than it solved. We wanted one call. One trusted partner. One standard applied across everything. That is exactly what MetroShine is — for our residential clients and for every commercial portfolio we serve. We are locally owned and operated by the people who built this company — personally involved in how it runs, how it grows, and how every client is treated. Growth is not our primary goal. Quality is. We believe that if we protect the quality, the growth takes care of itself.

Northern Virginia

Headquartered. Rooted. Accountable.

When you call, you reach the owners — not a regional manager, not a customer service representative. The people whose names are on the door.

Locally Owned & Operated

Not a Franchise. Not a Roll-Up. Your Actual Neighbors.

The property maintenance industry has seen a wave of private equity acquisitions and national franchise expansion — companies that present a local face while operating with corporate indifference and investor-driven priorities that have nothing to do with the quality of work on your property. MetroShine is the alternative. We are a family-owned business headquartered in Northern Virginia. We live here. We work here. We are building something here — and our reputation in this community is not an asset we are willing to trade for a faster growth curve or a lower cost per job. When standards matter most — when a resident calls with a concern, when a project hits an unexpected challenge, when a client needs answers — you reach the owners of this company. Not a regional manager. Not a customer service representative. The people whose names are on the door and whose standards are on the line.

The Values That Drive Every Decision We Make.

Genuine Partnership

We do not think of ourselves as vendors. We think of ourselves as partners — invested in the long-term performance, appearance, and value of every property entrusted to our care.

Uncompromising Standards

PWNA Executive Membership. NADCA DVT and ACR credentials. IICRC certification across water restoration, structural drying, and mold remediation. FAA compliance in drone operations. These reflect a commitment to doing the work the right way. Every time.

Radical Transparency

Detailed proposals, honest timelines, proactive communication, photographic documentation of completed work, and post-project reports that tell the full story of what was done and why.

Continuous Innovation

FAA-compliant spray drone technology. Phenix Dry PRO structural drying systems. Purified water-fed poles. HEPA vacuum technology. Better tools produce better outcomes.

Community Accountability

This market is our home. The properties we maintain are in our neighborhoods. That proximity creates an accountability no franchise agreement can replicate.

People First

Behind every property is a person. A property manager delivering resident experiences. A homeowner protecting their investment. A tenant living in a space that should reflect care. We keep those people at the center of every decision.
